The City of Indian Wells has recently received a development application for the Cocun Wellness Resort Project, which would be located on the vacant 15-acre site at the northwest corner of HWY 111 and Miles Avenue (refer to Vicinity Map below). The applicant, Summit Development, held community meetings to share information and answer questions about the proposed Project.
The applicant is proposing development of a wellness sanctuary offering state-of-the-art health treatments, a luxurious resort hotel with detached bungalows, resort condominium buildings with luxury villas, a resort-style clubhouse, a public/private park at the corner of Miles and HWY 111, and underground parking with no surface parking (refer to conceptual Site Plan below).
The Project Site is part of the Indian Wells Crossing Specific Plan, which was previously entitled for a similar mixed-use resort development anchored by the Delano Hotel. That development was never built due to financing issues during the pandemic. The current applicant is seeking the City’s approval for the following entitlements to develop the Cocun Wellness Resort, including a Specific Plan Amendment, Conditional Use Permit, Tentative Tract Map, and a Development Agreement. The City’s formal consideration of these requested entitlements will require future public hearings with the City’s Planning Commission and City Council. Public notice will be provided once the public hearing dates for the Project have been confirmed.
