Community Development

Community Development Director Corrie D. Kates manages the day-to-day activities of the Community Development Department. The Department consists of the following Divisions: Planning Division, Building Division, Code Enforcement Division, and the Redevelopment Agency.


BUILDING DIVISION

The Building & Safety Division is responsible for administering and enforcing the California Building Codes and City Ordinances regulating construction activity. This involves the issuance of building permits, collection of fees, review and approval of construction plans, and providing building site inspections. In addition, the Division investigates complaints and conducts abatement for violations of the City's housing and construction codes. The Division also reviews codes and provides customers with interpretations and directions on how to meet the Building Code requirements. The Division also ensures processing through other outside agencies for review and permitting, such as the Riverside County Fire Department, Coachella Valley Water District, utility providers, County Health Department, etc.

The Building Division is also responsible for enforcing State-mandated requirements such as handicap accessibility and energy conservation regulations.

 PLANNING DIVISION

The Planning Division, combines the functions of current and advance planning as well as housing and is responsible for managing the orderly growth and development of the community as set forth in the City of Indian Well's General Plan and Zoning Ordinance. The Planning Division is responsible for the City's physical planning, which includes development review, analysis and compliance, environmental review, long range planning, and development policies. Title 20 of the Indian Well's Municipal Code specifies the zoning regulations for the City. Each property is located within a specific zoning district, which determines the allowable land use and applicable zoning standards. The zoning standards regulate building characteristics such as setbacks, building height, etc.

The Planning Division monitors and updates the General Plan and Zoning Ordinance and maintains the City demographics and census information. In addition, Economic Development falls under the Planning Division.
